Lighthouse Contracting Group builds custom homes and remodels around the Lakes Region of New Hampshire. Every great project we’ve delivered started the same way: someone asked the right questions, drew the right plans, and nailed down every selection before a single hammer swung. We’re bringing that work in-house, and we’re hiring the person who owns it.

This is not a drafting-only position. When a project comes to you, it’s yours. You develop the scope of work with the client, build the plans in Chief Architect, design the cabinetry, curate material selections, assemble material schedules, and place special orders. When the project hits production, your documentation is what the field builds from. When plans need revising mid-construction, that’s you too.

The work is mostly whole-home remodels, additions, and kitchens and baths on lake and mountain properties, plus a few new custom homes a year. You’ll work directly alongside our owner and Lead Project Consultant, plus outside designers, draftsmen, and architects as each project demands. Simple remodel? You draw it start to finish. Complex structural work? You develop the design and coordinate the pros who stamp it. And as our design team grows, we see this seat training and leading a junior designer.

What You’ll Do

• Own each project from the start of design development through the handoff to production.
• Meet with clients to develop the scope of work: capture the vision, translate it into buildable direction, and guide homeowners to decisions they feel confident about.
• Develop plans in Chief Architect: floor plans, elevations, 3D visuals, and construction drawings, with depth scaled to project complexity.
• Design and sell cabinetry for kitchens, baths, and built-ins: layouts, specs, pricing, and the order from design through delivery.
• Manage and curate material selections for design-build remodeling projects, from allowance to final signed-off decision.
• Build the material schedules and documentation packages our production team builds from. Accuracy isn’t a nice-to-have here; it’s the whole job.
• Place special-order material orders and confirm lead times so nothing holds up production.
• Make plan revisions during construction: fast, clean, and documented, so the field always builds from the current set.
• Collaborate with outside designers, draftsmen, architects, and engineers as projects require.

You Might Be Our Designer If…

• You produce full residential plan sets in Chief Architect today. Not “familiar with.” Not “willing to learn.” Fluent.
• You have 5+ years in residential design, design-build, or architecture, and remodels don’t scare you.
• You know cabinetry: layouts, door styles, construction, and the specs that get it built right. Cabinetry sales experience is a big plus.
• You listen well, ask great questions, and translate a client’s ideas into a project they want to move forward with.
• Clients trust you in a meeting. You can run a selections meeting with a couple who disagree and leave with signed decisions.
• You sweat documentation details, because you know a $2 spec error on paper becomes a $2,000 problem in the field. Organization, attention to detail, and follow-through are your thing.
• You treat deadlines like signed contracts. When you commit to Tuesday, it lands Tuesday, because a field crew, a client, and a schedule are all counting on it.
• You can work independently and still be a true team player.
• You can see yourself leading a junior designer down the road, and you’re excited about building a design team, not just a design desk.
• Experience with JobTread project management software is a plus. We live in it: budgets, schedules, selections, logs, all of it.
• You’re within commuting distance of Gilford, NH, or ready to be. This is a full-time, primarily in-person role.

What You’re Walking Into

You’re joining a system, not building one. We have a documented process, a client-facing Welcome to Construction Guide, an internal SOP manual, and a production team that runs on JobTread with a clear owner for every phase. Chris Canfield, our outside architect, handles stamped and specialized drawings. Backdrop Interior Design stays involved on our largest projects. You’ll have a method to step into and the room to make it better.

What We’re Not

• Not a back-room drafting desk. You’ll face clients, own decisions, and see your projects built a few miles down the road.
• Not a sales seat. Your job is to design it right, document it completely, and keep it moving.
• Not a “figure it out alone” shop. You work directly with the owner, and our production team runs on real systems.
• Not a volume tract builder. This is custom work in real people’s homes, where the details you document are the details that get built.

Compensation & Benefits

Base: $90,000–$110,000 base salary, depending on experience.

Quality bonus: Target of 10% of base, paid annually, tied to three things: selections complete before production starts, documentation accuracy (field RFIs and change orders caused by a drawing or schedule conflict), and revision turnaround. Total compensation at target: $100,000–$125,000. We’ll walk through the exact mechanics face-to-face during interviews.

Schedule: Primarily in our Gilford office, with one remote day per week once you’re up to speed.

Lighthouse Contracting Group builds custom homes and completes high-quality residential remodeling projects throughout New Hampshire’s Lakes Region. We’re looking for an experienced Skilled Carpenter who brings strong technical ability, attention to detail, and professionalism to every project.

This position is best suited for a carpenter with extensive residential construction experience who is comfortable working independently when needed, collaborating with a project team, reading construction documents, solving field conditions, and producing consistently high-quality work.

What You’ll Do

• Perform rough and finish carpentry on custom homes and high-end residential remodeling projects.
• Complete framing, interior and exterior trim, window and door installation, cabinetry, built-ins, and other detailed carpentry work.
• Read and interpret construction drawings, including plans, elevations, sections, and details.
• Accurately measure, lay out, cut, fit, and install materials according to project specifications.
• Identify existing conditions or construction issues and communicate them to the Project Manager before proceeding.
• Work efficiently while maintaining Lighthouse standards for craftsmanship, accuracy, and jobsite cleanliness.
• Coordinate with Project Managers, Lead Carpenters, trade partners, and other members of the project team.
• Protect finished surfaces and occupied areas while working in clients’ homes.
• Maintain an organized, professional, and safe jobsite.
• Continue developing technical skills through Lighthouse’s 50 Skills Checklist and mentorship program.

Skills & Experience We’re Looking For

• 10+ years of residential remodeling and construction experience preferred.
• Strong rough and finish carpentry skills.
• Experience working on custom homes, renovations, additions, or other detailed residential projects.
• Ability to accurately read a tape measure and perform construction-related fraction calculations.
• Strong understanding of framing, layout, trim installation, fastening methods, and common residential building practices.
• Ability to read and build from architectural plans, elevations, sections, and construction details.
• Experience installing windows, doors, cabinetry, built-ins, baseboard, casing, crown molding, and other finish materials.
• Ability to scribe and fit finish materials to existing conditions commonly encountered in remodeling.
• Strong problem-solving skills and the ability to recognize potential issues before they affect subsequent work.
• High standards for fit, finish, alignment, and overall craftsmanship.
• Ability to work independently while also communicating and collaborating effectively with a project team.
• Professional communication and conduct when working in occupied homes and interacting with homeowners.

• Valid driver’s license and dependable transportation; truck preferred.

Lighthouse provides an organized project environment designed to help our carpenters focus on doing quality work. Project Managers oversee scheduling, client communication, budgets, purchasing, and project coordination, while our field team focuses on executing the work to a high standard.

Lighthouse Contracting Group builds custom homes and completes high-quality residential remodeling projects throughout New Hampshire’s Lakes Region. We’re looking for an experienced Project Manager who can take ownership of active construction projects and keep schedules, budgets, communication, quality, and field operations moving forward.

Once a project enters production, the Project Manager serves as the primary point of accountability. You’ll coordinate clients, field teams, trade partners, vendors, and designers while maintaining an accurate picture of the project’s schedule, budget, outstanding decisions, and next steps.

This is a hands-on, field-focused position for someone who is highly organized, communicates proactively, understands residential construction, and is comfortable making decisions and solving problems as projects progress.

What You’ll Do

• Manage custom home and residential remodeling projects throughout active construction, including schedules, site logistics, client communication, budget performance, and quality control.
• Serve as the primary point of contact for clients from construction kickoff through project completion.
• Provide consistent project updates and communicate schedule changes, budget impacts, field conditions, and other important developments clearly and promptly.
• Create, track, and manage Purchase Orders and Change Orders, ensuring documentation is accurate and completed on time.
• Maintain project budgets in JobTread, including budget-to-actual performance, anticipated costs, committed costs, and project variances.
• Identify potential budget or schedule issues early and develop solutions before they have a larger impact on the project.
• Coordinate Lead Carpenters, field crews, trade partners, vendors, and deliveries to keep work progressing according to schedule.
• Confirm that labor, materials, selections, and trade partners are coordinated ahead of upcoming work.
• Review plans, specifications, selections, and project documentation to ensure work is completed according to the intended scope.
• Monitor workmanship and quality throughout construction and address deviations or deficiencies promptly.
• Maintain clean, organized, professional, and safe jobsites.
• Conduct and document regular site visits, project updates, and progress tracking.
• Coordinate with the Lead Project Manager and Operations Manager on project needs, challenges, and overall performance.
• Lead projects through completion, punch list, final documentation, and client handoff.

Skills & Experience We’re Looking For

• Minimum 5 years of experience managing residential remodeling, custom home construction, or similarly complex residential construction projects.
• Strong understanding of residential construction sequencing, building methods, materials, and trade coordination.
• Ability to read and interpret architectural plans, specifications, selections, and other construction documents.
• Strong scheduling skills and the ability to coordinate multiple trades, vendors, deliveries, and field personnel.
• Experience managing project budgets, costs, Purchase Orders, Change Orders, and financial reporting.
• Ability to identify cost and schedule variances early and take appropriate action.
• Strong organizational skills with the ability to manage multiple priorities and outstanding items simultaneously.
• Clear, professional written and verbal communication skills.
• Confidence communicating directly with homeowners about schedules, costs, changes, challenges, and project decisions.
• Strong problem-solving and decision-making skills in active construction environments.
• Ability to hold team members and trade partners accountable to project schedules, quality standards, and scope requirements.

How We Work

Lighthouse uses a structured project management system designed to create clear accountability throughout the construction process.

Our Operations Manager and pre-production team prepare projects for construction, while the Project Manager takes primary ownership once the project enters production. You’ll also work alongside a Lead Project Manager who provides oversight, guidance, and support throughout the process.

Project schedules, budgets, Purchase Orders, Change Orders, daily logs, and other critical information are managed through JobTread so that the project team has access to current, accurate information.

Because our work involves custom homes and significant renovations, successful Project Managers at Lighthouse need to be comfortable managing both the technical and client-facing sides of construction. That means understanding what is happening in the field while keeping homeowners informed and maintaining control of the schedule and financial performance of the project.

Compensation & Benefits

• $100-125k per year (including Phantom Stock profit sharing)
  • $36/hour starting pay, with earning potential of $40-42/hour following successful completion of our six-month onboarding process.
